The Search For Land Begins

There are few feelings in the world like seeing a piece of land, and “just knowing” it’s right.  That daunting search for a special recreational, farm, ranch or rural property, is complete.  Now the work begins.

Thirty-seven years and property acquisitions too numerous to count have taught me three things.

  1. Each property, each seller, and each deal no matter where located is unique. 
  1. The local markets, local politics (in some cases even state politics), attitudes of the neighbors, as well as the varying physical aspects of each property all combine into a unique stew of variables.  All must be taken into account, planned for, considered, disclosed, investigated and researched.  
  1. There is no such thing as 100% due diligence, but neglecting any one of these key matters and others could be a recipe for a far less than satisfactory purchase. 

Little can compare to finding, loving, and looking forward to enjoying your slice of the planet’s dream only to find out after purchase that the neighbor can cross your land under an old easement or somebody upstream can dry up your creek. You don't want to discover that your vision of lovely fish filled ponds sparkling blue when you first toured the place can’t happen because the soil is too porous or the water right cannot be diverted.  What if there exists an environmental hazard from three owners ago which was never disclosed and yet festers with potential physical danger and tremendous financial liability?  Then you discover an adjacent property is planning a KOA campground and trailer park.  Sound extreme?  Not even close. 

Land is a long term asset.   These are merely a few examples of the problems that I have encountered in my many years in this business.  In my upcoming book, For Love and Money, more of these problems will be addressed and solutions discussed.  Be ready to laugh because some of the stories are unbelievable even to me and I lived through them.

Thank you Liesle. You do know, it is the land, and light, and the creeping shadows of the setting sun that creates the picture. Us photographers merely get to frame it, and marvel that we were given the opportunity. There will be many more on this site over the coming weeks. And even a few of my rainbow photos selected from thousands of frames of prisms arcing over the prettiest country on earth, up and down the Rockies, and elsewhere that I have shot over 40 years in the field . Enjoy!
