Oxbow Association Ranch

This wonderful 1000 acre +/_ property includes several miles of Ruby River. About half the Ranch is comprised of lush irrigated bottom lands, and half of rolling high desert foothills rising toward Ruby Peak. Ranches of the West at the direction of the owners, planned this great ranch for 9 building sites on designated approximate 2 acre building envelopes, within average 30 acre lots. The envelopes were carefully picked over many months to insure against adverse visual, wildlife, and resource affect. Two of the sites encompassed already existing ranch steads. Streambed and fish habitat improvements, addition of a pivot sprinkled alfalfa field, riparian area protections, ongoing agricultural management and supervision of the ag lessee, were just a few of ROW’s assigned responsibilities. ROW also developed the recreation use guidelines for the owners, and covenants. Elk, white tail deer, antelope and mule deer populations grew, along with increases in livestock carrying capacity, and a doubling of crop yield. ROW acted as construction manger on the overall improvements to the Ranch, and on four of the ranch parcels for those individual owners. Finally, ROW protected the almost 960 acres (all acreage, less building envelopes) slated to remain in untrammeled habitat, wild lands and ranch lands with a conservation easement negotiated for the owners. The Association Ranch was sold in approximately 2003, and ROW’s responsibilities ceased. The Association Ranch, to the delight of its ranch and home owners, continues to operate today very successfully along the guidelines developed by ROW almost ten years ago.
