Three Creeks Ranch - Property For Sale
One of the prettiest ranges of mountains in the Rockies, in our opinion, is the mighty Tobacco Root Mountain Range running like a jagged spine east and north of the Encompassing much of these alluring lands is the approximate 3200 acre Three Creeks Ranch, inclusive of an approximate twelve hundred acre Bureau of Land Management lease. Three Creeks includes miles of boundary with tens of thousands of acres of BLM and US Forest Service property. No name, Wisconsin, and Nugget Creeks flow through the property. Wisconsin is a fun and productive fishery which has been rejuvenated by improvements and riparian area protection under our m Ranches of the West assisted with the acquisition of the property and has managed this ranch and supervised the many improvements for the owners since 1999. When purchased, Three Creeks was sadly degraded. It suffered from years of mismanagement, overgrazing, and other abuses. ROW put together a long term land, resource, and agricultural improvement plan and devised a phased plan of conservation easement grants. The easements are unique in that they not only protect the ranch and surrounding lands, but allow for many Reserved Rights including up to fifteen subdivisions (parcel sales) and more than thirty homes and cabins on many spectacular building sites. A future owner could enjoy the large tax benefits available by further donation of all or a portion of the Reserved Rights, or could develop and or use the Reserved Rights, or employ an approach combining use with further conservation. Using a combination of irrigation enhancements, pond construction, reseeding hundreds of acres of hidden basins within the fold of the foothills and fencing of riparian areas, the resource improvements undertaken by ROW have completely reversed the failing fortunes of the ranch. White tail deer abound and trophy hunting is exceptional. The basin and upland areas of the ranch are now home to resident elk whose population can grow to several hundred during the fall and winter months. Antelope again visit the ranch and the mule deer population is thriving and healthy. Stocking rate has returned to former levels, the Wisconsin Creek fishery has been rejuvenated, and indigenous grasses grow knee high on gold and green hillsides. This ranch is for sale by the owners, Three Creeks Ranch LLC, at an excellent price. An adjoining ranch, also managed by Ranches of the West is similarly for sale. (See Lemon Creek).
